The first step is to ensure that you have integrated with Xero and then to “sync all” between the platforms. You should have your contacts created in Block Angel so that they can be synced over to Xero. Here’s an article on how to set up that Xero integration:
- Log into your Xero account and select ‘business’ and then ‘invoices’.
2. Then select ‘Import’
3. You then want to select ‘download template file’
4. Fill in the details of the csv file for your contacts and upload. You can view a description of each of these columns here:

Here is a breakdown of the relevant headings in the CSV sheet: (You can ignore the headings that are not here)
Contact Name: Identical name of the unit in Xero i.e reference, followed by owner 1, followed by owner 2. N.B: The three above must be word for word the same as the unit contact in Xero so as to not make a duplicate contact
*InvoiceNumber: The invoice number that will appear on Xero and Block Angel. Titled as INV-001, INV-002, INV-003 etc. or for credit notes the format should be CN-001, CN-002, CN-003 etc.
Reference: Type ‘Bal invoice’ for all.
*InvoiceDate: Date invoice/credit note was issued
*DueDate: Date invoice is due
*Description: Write ‘Balancing Statement’ here.
*Quantity: Enter ‘1’.
*UnitAmount: Total amount of the opening balance for each unit. For credit balances write a minus amount e.g -150.64
*AccountCode: Code is 200 for all. This is the sales account code
*TaxType: Type ‘Exempt sales’ for all if they are residential
Tax Amount: Type ‘0%’ for all.
TrackingName1: If uploading opening balances into a portfolio, the tracking name will be the name of the portfolio of management companies.
TrackingOption1: The option will be the management company with which the invoice is being assigned to.
TrackingName2: If using a second management portfolio, the tracking name 2 will be the name of the second portfolio
TrackingOption2: This will be the name of the management company which falls within the second portfolio.
5. You can then upload your file and your opening balances will appear in Xero. You will then need to batch approve these invoices in the drafts section of invoices on Xero. If you go back to your Block Angel account, go to integrations on the left hand navigation bar and click ‘sync all’ to pull your opening balances into their respective units on Block Angel.
